Legal Possession Notice
In order to obtain possession of your property the first step is to properly serve a legally valid notice. This may be a section 21 notice, section 8 notice or a notice to quit. There are strict requirements as to the format and service of each notice and it is crucial to get it right. If you would like us to serve notice on your tenant then please contact us. Court Proceedings
If your tenant fails to vacate the property in accordance with the legal notice served, you may require court proceedings to obtain an order for possession.
If the process isn't followed correctly then you may be forced to start fresh proceedings. This can be a costly exercise - especially if the tenant is already in arrears of rent. We strongly recommend using a solicitor to prepare, issue and serve the court papers and provide representation at any hearing to avoid any mistakes or delays.

Eviction
Once you have a possession order, if your tenant does not vacate, you can't simply change the locks. A County Court Bailiff or High Court Enforcement Officer is required to legally evict the tenant and a further application has to be made. If you would like us to apply for a Bailiff appointment or instruct a High Court Enforcement Officer to evict your tenant then please contact us below and we will use our experience to obtain a date for evicition as quickly as possible.
